The 50th Street Business Park is comprised of 11 warehouse / office buildings with a total of nearly 1,000,000 sq ft and over 315,000 sq ft of storage yards. The Park also includes large paved parking areas, and both surface and depressed loading docks. The Park is located in southeast Edmonton with strategic access to major arterial roadways along its western and eastern border. Major transportation routes are minutes away and include Anthony Henday Drive, Whitemud Drive, and the Sherwood Park Freeway.
The Park was designed with flexibility to accommodate a variety of tenants including manufacturing, construction, wholesale, warehousing, and business support services. Carlson conducted extensive civil work to prepare the 11 acre site. Buildings were constructed using cast-in-place piles with perimeter grade beam and 6‑inch concrete slabs. Building exteriors are comprised of structural steel / metal deck with metal cladding / stucco / masonry and aluminum glazed panels. At time of construction, the 50th Street Business Park led the market in the creation of multi-bay and multi-tenant industrial spaces with storage yards.
